Estate Agents: Your Social Media Followers Aren’t Your Audience

Sounds decent, right? Feels like proof you’re doing something right. A number you’d happily quote if someone asked how your marketing’s going.

Here’s the bit that stings a little: on your next post, roughly 150 of those 3,000 people will see it.

Not because your content’s bad. Not because you posted at the wrong time. It’s how the algorithm works now. Only around 5% of your followers see any given organic post, and that’s before you even factor in the ones scrolling past without stopping.

But here’s the part most agents never stop to think about. Who makes up that 3,000?

Have a proper look sometime. A big chunk of it is friends. Family. Past clients who already moved years ago. Other agents in the area, keeping an eye on the competition. People who liked your page once at a networking event or because a colleague asked nicely. Genuinely lovely people, but not a seller or landlord thinking about moving anytime soon.

So even in that best-case 150 who do see your post, how many of them are in the market right now? Realistically, a small fraction.

This is where so many agents get the priorities backwards. They spend time chasing the follower count up (competitions, asking staff to like and share, treating it like a scoreboard) while the number that decides whether a real seller sees them stays exactly the same. You could have 3,000 followers or 30,000. If it’s mostly people who’ll never instruct you, the reach barely counts for anything.

Paid advertising works completely differently, and this is the part that changes everything. With a properly targeted advert, you’re not talking to your existing followers anymore.

Facebook’s algorithm is genuinely good at finding new people it’s never shown your content to before: people quietly displaying the exact signals of someone thinking about moving, browsing property, researching the market, going through their own silent journey. People who’ve never heard of your agency and never liked your page, but are exactly who you need in front of you.

And it’s only got stronger. Since Meta’s recent Andromeda update, we’re seeing adverts do an even better job of finding genuine sellers and landlords, rather than a broad “local area” audience. Agents who’ve set their adverts up correctly to target their patch are seeing some fantastic results off the back of it: real conversations with real owners thinking of moving, not impressions and clicks that go nowhere.

That’s the real difference. Organic keeps you talking to the same familiar faces. Paid, set up properly, gets you in front of the people who count, and gets sharper at finding them by the month.

Followers aren’t nothing. Organic content still builds trust: it’s often the first place someone looks before they message you. But trust and reach are two different jobs, and organic can only do one of them properly.

So the real question isn’t “how do I get more followers.” It’s “how many of the right people, who’ve never seen my name before, are seeing what I post.”

Because a follower count looks great on a screenshot. It doesn’t win you a single instruction if the seller who needed to see your post that week was never in your following to begin with.
