Estate Agents: Is There One Advert That Can Dominate Your Local Market?
Paul, is there one magic advert I can run that’ll dominate my local market?
I get asked this more than almost anything else. Usually by an agent who’s tried a few different posts, seen mixed results, and is hoping there’s one perfect piece of creative out there that’ll suddenly turn it all around.
The honest answer is no. There isn’t a single magic advert. Never has been.
But there is a proper approach behind it, one I’ve had the chance to build and refine in a way most people in this industry never get to.
Over the years I’ve worked directly with more than 2,000 estate and letting agencies, and that gives you a genuinely unusual vantage point. You’re not guessing what works. You’re lifting the bonnet on hundreds of accounts, watching what the agents consistently dominating their area are doing differently, week after week, and what separates them from the ones stuck running the same “just listed” post on repeat.
The Perfect Funnel came from exactly that. Not theory. Watching it happen, over and over, across enough agencies to see the pattern clearly.
Here’s how it breaks down.
It starts with lead generation, and this is where most agents’ entire approach begins and ends. An online valuation tool. A guide for sellers or landlords. A handpicked list of standout properties. Something genuinely useful enough that someone’s happy to hand over their details for it. That’s the front door. But it’s only the front door.
What happens after that is where the real difference shows up. The agents pulling ahead have proper nurturing in place: personalised text messages, well-written emails, and a retargeting campaign quietly running in the background on Facebook and Instagram. And this is where knowing your own USP makes a real difference. Most retargeting repeats the same generic message someone’s already seen. The agencies who win at this stage take time to work out what makes them different: faster sales, better local knowledge, a specific process, whatever it genuinely is, and build that into the retargeting itself, so the person seeing it again isn’t only being reminded you exist. They’re being shown exactly why it should be you and not the agent two doors down.
WhatsApp plays a big part in this too. Someone downloads a guide or gets a valuation, and instead of that sitting as a cold form submission, a personal message lands in their WhatsApp. It feels like a conversation, not an enquiry going into a system. That shift alone changes how warm a lead feels by the time they’re ready to talk.
And running alongside all of that is something most agents completely overlook: their existing network. Friends, family, past clients, current leads. Up to 60% of business in this industry comes from that sphere of influence alone, yet most agents pour all their energy into chasing brand new strangers while barely repurposing content for the people who already know them, like them, and would happily refer them if reminded they’re still around.
Lead generation to bring people in. Nurturing to keep them warm, with your USP built right into it. WhatsApp keeping it personal. Your existing relationships kept active in the background the whole time.
And there’s more we mix into this too. The newer AI tools and automation now built into tools like Property AdVantage add another layer on top, but that’s a bigger conversation for another day.
That’s the bit that gets missed constantly. Agents will spend hours agonising over one advert, hoping it’s the one that finally does it, when the real gains come from having all these parts running together, consistently, without needing a single “perfect” post to carry the whole weight.
If you want to see exactly how this looks built out properly for your area: the lead generation, the nurturing, your USP built into the messaging, and it all connected as one system rather than separate tasks, that’s exactly what we build and manage inside SocialPal.
